Estimated Impact of Prop A $4.99 per month for average home valued at $225,000

Estimated Impact

Based on the average home value of $225,000 in Nederland ISD, the property tax impact of Prop A would be $4.99 per month for the average homeowner.

The estimated financial impact of the 2026 election includes the $140,000 homestead exemption approved by state voters in November. Homeowners age 65 and older will now receive a $200,000 homestead exemption if they have filed for and received the Over-65 Exemption through their local tax assessor’s office.

Did You Know?

Approximately 32% of the money generated by Prop A will come from the state. That equates to about $1.6M from state funding.

Over 65 Tax Freeze

There will not be an increase in taxes for senior citizens or disabled persons as a result of this proposed VATRE. School property taxes for senior citizens and disabled persons are frozen and would not be affected by passage of the VATRE as long as they have applied for and received the Over 65 Homestead Exemption with the appropriate appraisal district, and no significant improvements are made to the homestead.

Current homeowners aged 65 and older who own a home with an assessed value of $200,000 or less will now see their school district taxes drop to zero if they have filed for and received the Over-65 Exemption. The most recent legislation passed increases the Over-65 Homestead Exemption to $200,000.

About School Finances

Texas school districts have two budgets.  The Maintenance & Operations (M&O) pays for “People Costs,” or day-to-day expenses like salaries, benefits, student educational and extracurricular programs, supplies, maintenance, food and fuel. The Interest & Sinking (I&S) pays down debt on bonds for renovations, construction, large repairs, maintenance tax qualified construction notes, and other projects in bond elections.

State Funding

Even though the state increased funding by $161 per student for public schools in August 2025, it did not come close to covering the recurring funding shortfall. In fact, districts needed another $189 per student to cover the actual cost to educate them,  resulting in a shortage of $1 million for the 25-26 school year. Prop A would help close the funding gap.

State funding formulas require that the official Prop A ballot language states a zero dollar increase in additional funding. Prop A would generate $4.1 million in additional annual revenue for the district.

About the Ballot Language

Ballot language will include the statement "THIS IS A TAX INCREASE."

A new legislative measure requires all Tax Ratification Elections for any school district to include the phrase “THIS IS A TAX INCREASE” on all ballot language. Homeowners ages 65 and older who have filed for and received the Over 65 Exemption will not see an increase over their frozen dollar amount if there have been no major additions or improvements to their home. Check your most recent Notice of Assessed Value Change to see if you will be impacted.
